Migliore Interiors reimagined a raw industrial warehouse into the striking new headquarters for OJO Offices. What was once open steel-framed structure and exposed concrete has been transformed into a modern, dynamic office space designed to foster creativity, productivity, and brand identity.
Prior to renovation, the building presented typical warehouse characteristics — expansive, unfinished interiors, minimal natural light, exposed support beams, and little definition between functional zones. The stark utilitarian aesthetic highlighted the challenge: to convert a purely industrial shell into a welcoming, flexible, and sophisticated workplace.
Structural redefinition: walls and partitions were introduced to carve out private meeting rooms, collaborative open-plan spaces, and generous circulation areas, all while preserving the building’s inherent height and volume.
Lighting & glazing: large windows and skylights were installed to flood work areas with daylight. Thoughtful artificial lighting schemes were added to complement natural light for evening or overcast conditions.
Material palette: concrete, steel, and timber were combined in the finishes to respect the industrial roots, while adding warmth through rich timber tones, soft textiles, and muted accent colours.
Brand alignment: custom furniture and branding elements reflect OJO’s identity, integrating the company’s colours, logo motifs, and typographic style throughout the interior detailing.
The final space is a bright, layered environment that balances openness with function. Private offices sit adjacent to open-plan desks; meeting rooms are acoustically treated and designed with glass fronts; breakout areas offer casual settings for informal collaboration; and reception zones make a bold first impression. The design moves away from cold industrial minimalism, injecting warmth, personality, and a strong sense of place.
